there is nothing to stop your daughter amending her offer based on problems she sees at second viewing or problems shown up by the survey, but there is no need for the vendors to accept the lower offer, depends how good a buyer she is, length of chain, whether her finance is in place, how keen they are to sell etc etc, I have heard of people lowering their offer at the point of exchange of contracts ...

Yes Ann your right.
She could alway just cover up the holes/picture marks with her own.till it's time to redecorate.

It doesn't even need that Marion, paint or paper fades and that under pictures doesn't.

The chances are that once they are removed you will see marks of where they have been anyway, especially if there were smokers in the house or coal fire.

Doubt it.

In my experience when pictures are gone the fixings are usually left so not usually holes.

And, apart from the surveyor's report, you buy what's seen. The only difference is you have to stipulate on paper what plants you are taking from the garden, what curtain rails you are taking and so on: the new owner deals with what's left.

My daughter has viewed a property and her offer of £445,000 has been accepted. On her second viewing she has noticed many,many pictures on some of the walls and believes when they are all removed there will be lots of holes/marks. Can she ask that the walls are made good before the property is vacated or negotiate for an allowance in having them made good or re-plastered!
