Problem is that its not a standard size loft hatch - its literally tiny for some reason. Unfortunately, which means I dont have storage up there. My husband is a big bloke so he definitely couldnt get up! But I've made a call to start the ball rolling, love this house but think it'll fall to bits around me. The whole area was bombed in the war (opposite a car factory), amazed its still standing.

Next time it happens could you not get into the roof space and see if you can spot where the water is coming in?

It might be the Hip around the chimney where it meets the roof ,or as has been said the Lead Flashing.Get on your Computor and look for "Check a Trade" there may be one in your area,and they are reputable. **M**.

Your Local Council may have a list of reputable roofers who have been police checked and NOT con artists.
The list comes under ""Care and Repair""".
Our council in Leeds has such a list.

Oh just a tip, the guy who came to do it this year actually took his mobile phone up the ladder with him while I waited and as his mate took the tiles off he took photos of the felt underneath, so I could actually see the problem for myself...(something the previous roofer didn't do) . Shop around!

If it's a pre-war house it could be the Lead flashing round the Chimney and some roof tiles could have slipped.
Or if you have a water tank in the attic it could be that.

Possible that the guttering has started rotting especially if it's wood.

You need a damn good roofer who won't take you for a ride on the money side and the repair not done.

There was an old leak when we moved in here 2 years ago it was about three feet in from the window, we had someone do the roof on that side, clean and reset the tiles so it seemed sorted, but had to have someone come again earlier this year, it is due to the low pitch of the roof that water gets in under the tiles and there were holes in the roofing felt beneath so the rain came through.

Isn't it true that roof leaking problems are the most difficult to find the cause? Aged BIL had a leak into his bathroom, turns out that his roof tiles were letting in water when rain was very heavy and slanting toward that side of the house. He peered in the loft and the water was coming in about 10 feet from where the water was dripping down into the bathroom as the rainwater was running along a channel where windproofing sheeting was not sealed correctly

Basically it could be coming in anywhere. You need a good roofing specialist to check it, usually free :-D

The ceiling above my daughters bed is dripping rain (only when we have heavy rain) but I cant work out where its coming from. Its not near a window. I think it may be to do with the chimney, as the chimney is above but....the ceiling now feels dry and there's no water stains. The two girls are in bunk beds and the drips were 'pinging' off the metal bar of the bed apparently but there's no sign now, although it made her teddies wet as well. If a workman comes out it looks like there's nothing wrong! There is a crack in the ceiling though, but then again its a pre-war house.
