SuffolkVera Report 16 Jul 2013 20:22

You've got quite a "to do" list there Jude. Best of luck with it. I'm watching your move with great interest as we are just a step or two behind you.

We've accepted an offer for our house, albeit a bit lower than we would have liked, and we found the house we want and have had our offer accepted. So far, so good.
BUT,( and isn't there always a but?), the owner of the house we want to move to lives abroad most of the time and said there would be no onward chain as he wouldn't be buying another house here. Now he has changed his mind - he is going to buy another place but isn't even returning to this country for another three or four weeks to start looking! I'm just hoping our buyers will hang on and not be put off by the delay.

At least the house we want to go to is immaculate and will only need a change of paint and paper to make it more to our taste. The garden though is tiny. I know I wanted to downsize the garden but we will be going from half an acre to a pocket handkerchief. Ah well, there always has to be a compromise somewhere.

Keep your fingers crossed for me. I've got everything crossed for a smooth move for you.

SuffolkVera....hows things with your house??

We took a builder friend up to ours yesterday and we are waiting to hear from 2 welding companies. The builder has checked all the things out we want done, one idea has had to be changed but thats ok. The welders are needed to clean up and possible repair some corroded sections under the house. The sits on bricks and metal struts or whatever they are called.
Japenese Knot weed is growing on the land adjoining us, but thats owned by someone else and hopefully they are going to deal with it!! We still have'net received all the paper work from the landowner. l have made a call this morning to the agents telling them to tell her l am now pissed off!!!!(l did'nt actually use that word but she got the idea) in all l have made aprox 7 calls during the past month. Our solicitors are doing their job and all our paper work has gone to out buyers solicitors. The poor chap thats buying ours must wonder whats happening.

Will update asap:)

Hi Jude,

Nightmare isn't it? I hope you get your building jobs done OK. Make sure your neighbouring landowner does deal with the Japanese Knotweed or you might find you are over run with it.

Our biggest problem I think is going to be the delay from the chap we are buying from and hassle from our buyers who want to move in asap. It's nearly another 3 weeks before our vendor arrives back in England to look for another house and I am worried our buyers will threaten to drop out if they can't move in quickly.

Getting all the paperwork together for our solicitor we found we hadn't got a completion certificate for some work we had done a while ago. We contacted our builder who got on to the Council and the building inspector duly turned up here, saying "We're a bit behind but we catch up with these jobs eventually". The work was done in 2010! More than a bit behind! Anyway he was happy with it and has agreed to send us the certificate this week.

Still keeping everything crossed for both of us.

Vera.......oh l do hope all goes well for you, we had similar when we moved from Sussex to here, a nightmare....this one is a different thing all together, its very frustrating at the moment, the agents and other residents can't understand why the hold up with this paper work, she's normally very quick with posting it.

Had a call from one welding company, they have done work on the site before, just waiting for the other one now.

Yep...fingers crossed for us both:)

Thanks Jude. Glad you have got your paperwork at last. Our building certificates also arrived and are on the way to our solicitors.

We had a call from the vendor's agents to say he has shortlisted a couple of places to see as soon as he arrives back in Britain but we are really in limbo now until he sorts himself out.

Still hoping yours goes through with no more hassle.

Congratulations on getting to that stage. It'll be full steam ahead now. It's quite exciting isn't it?

We're still a couple of steps behind you but our move is now looking definite. The chap we are buying from arrived back in this country a few days ago and has already found somewhere else to buy and had his offer accepted, so I am feeling a bit less twitchy.

Hope the move goes really smoothly for you.

Vera..... yeh so pleased for you, hope things continue to go well.
With ours....we signed to thingies today but solicitor needs to get a license thingie so that the money is paid for new house in advance or something like that, so we can get in and get the work done before moving in date....all abit over me head that bit.
The enviromental peeps should be sorting the JKnot weed, or they had better be!!

Congratulations Jude :-D

I'm so pleased that you had a relatively smooth ride and it was fairly quick.

I didn't want to comment as my recent experience was a b nightmare lol, buyer from hell with a solicitor to match. Even the estate agent was tearing his hair.
I think we were just unlucky so I didn't want to worry you.

Chuffed to bits for you :-D :-D
